Corporate Crossing at 495 Sold to Major Retailer Based in Massachusetts

Cushman & Wakefield today announced the sale of Corporate Crossing at 495, a 716,000 square foot (SF) premier office campus in Marlborough to a major retailer based in Massachusetts. Cushman & Wakefield’s Capital Markets team of Robert E. Griffin, Jr. and Edward Maher, together with leasing specialists J.R. McDonald and Michael Frisoli, exclusively represented the seller, Fidelity Investments. John Lashar and Michael Joyce of Richards Barry Joyce & Partners represented the buyer
"This sale validates the superior location, accessibility and labor force available to corporate occupiers in the vicinity of this 495 Interchange," said J.R. McDonald, Executive Director of Cushman & Wakefield’s Metro-West leasing team. "With occupancy in the immediate area now dramatically improved, the sale represents a major turning point in the market and may provide a catalyst for future activity."
The two-building campus, formerly served as corporate headquarters for Fidelity Investments. It includes 400 Puritan Way, a three-story 360,000 SF office and data center facility built in 1989, as well as 300 Puritan Way, a 356,000 SF, three-story office building constructed in 1981.
Certified to LEED-Silver standards, the campus features such sustainable initiatives and technologies as a dual-stream waste management system and highly efficient computer-controlled lighting, energy, and HVAC systems. The building’s green environment supports and enhances the campus’ many employee amenities.
Corporate Crossing is extremely accessible via I-495’s Exit 23C which provides a direct connection to the campus. Also nearby are Routes 9, 20, and the Massachusetts Turnpike with Logan International Airport just 30 miles away.
